How it works
This is an estimate for a UK capital-and-interest (repayment) mortgage. The loan equals the property price minus your deposit. The monthly payment uses the standard amortisation formula M = Pยทi / (1 โ (1 + i)โn), where i is the monthly interest rate (annual rate รท 12) and n is the number of months (years ร 12). If the rate is 0%, the payment is simply the loan divided by the number of months. Loan-to-value (LTV) is the loan divided by the property price. This excludes fees, insurance and rate changes.

- How is the monthly payment calculated? It uses the standard repayment amortisation formula M = Pยทi / (1 โ (1+i)โn), where P is the loan, i is the monthly rate and n is the number of monthly payments.
- What is LTV (loan-to-value)? The loan amount divided by the property price, as a percentage. A larger deposit lowers your LTV, which can unlock better rates.
- Does this include fees and insurance? No. It covers capital and interest only, and excludes arrangement fees, insurance and other costs.
